Pirita ecological co-housing with Xilonor CLT and Finfloor

The Pirita building is much more than a conventional residential project. Designed by the architecture studio sAtt Triple Balance and promoted by Distrito Natural, represents an innovative model of ecological and collaborative housing.

Located in the Usera neighbourhood of Madrid, this complex consists of 11 two-and three-bedroom apartments. It features several common areas designed to be active spaces that foster community, such as coworking, urban gardens, terraces, and communal kitchens.

Efficiency and bioclimatic design
Beyond its social dimension, the Pirita ecological cohousing project stands out for its ecological and sustainable approach. Thus, it is a nearly zero-energy building (NZEB) thanks to a rigorous bioclimatic design and the use of certified ecological materials, and is healthy for people.

To ensure the well-being of users, the building integrates a system of filtration and continuous renewal of outside air. This technology eliminates polluting particles and dramatically improves indoor air quality, reducing exposure to harmful compounds.

Sustainable synergy: Xilonor and Finsa as strategic allies of sAtt
This project aligns with sAtt Triple Balance's objective of creating a network of ecological co-housing in Madrid around a large community made up of people committed to the collaborative economy and sustainability. To achieve this, they selected strategic suppliers who share their circular economy values.

In this collaboration, Xilonor supplied the CLT for the main structure, while Finsa supplied the laminate flooring for the interior of the homes, ensuring a natural and durable envelope.

CLT to reduce carbon footprint
The use of cross-laminated timber (CLT) by the Galician company Xilonor constitutes the structural core of the building. In the Pirita project, CLT not only fulfils a mechanical function as a skeleton, but is also seen as a final finish in multiple interior spaces.

By using panels cut with millimetre precision using numerical control (CNC), the assembly in Madrid was extremely efficient, minimising the noise impact and waste in the neighbourhood. Furthermore, since it is locally sourced wood, the carbon footprint associated with transportation is reduced. Technically, the structure functions as a carbon sink: it is estimated that each cubic meter of CLT retains approximately one ton of CO2, offsetting the emissions from the construction process.

Natural finish and sustainable design with Finfloor
The choice of Finfloor in the Pirita project is the ideal complement to Xilonor's CLT. Our everyday surfaces maintain the technical consistency required by sAtt and Distrito Natural. As a project focused on health, our floors have the most demanding certifications:

Ecolabel: EU ecolabel.
CARB2: Strict emissions control.
FSC: Warranty of sustainable forest management.

Specifically, it was installed Finfloor Evolve Sotavento Fado Oak. This synchronised texture design offers a natural look that brings serenity and visual harmony to the home, while withstanding the demands of community living.
